A Deep Maintenance Provides the Following:
1.
On-site cleaning of Evaporator Coil(s), Reheat Coil(s), Sub-cooling Coils, and Condenser Coil(s)
2.
Lubricate motors and bearings
3.
Checks fan belts and adjusts tension, if needed
4.
Lubricate moving parts (access doors & O/A dampers)
5.
Check evaporator temperatures
6.
Check leaving air temperature and relative humidity
7.
Connect gauges and check operating pressures
8.
Record discharge and suction line pressures
9.
Adjust super heat & sub-cooling (Temperature differential)
10.
Check hot gas Reheat system
11.
Check for signs of refrigerant leaks
12.
Check all solenoid valves
13.
Check all sensors and recalibrate, if needed
14.
Check wiring & connections
15.
Check contactors and motor start protection (overload protection)
16.
Check all motor amperage draws
17.
Visually inspect compressor and check amp draw
18.
Check and flush condensate drain
19.
Supply and place biocide tablets in condensate pans
20.
Check sequence of operation
