Ensure long-term performance with preventive care for DOAS and commercial HVAC systems. Quarterly inspections, precise adjustments, and detailed system checks keep your units running efficiently, extend their service life, and reduce the risk of costly failures.
Note: A Deep Maintenance (Coil Cleaning Included) service is required first to ensure the system is properly cleaned and prepared for ongoing Preventive Maintenance.
A Preventive Maintenance Provides the Following:
19 Items
1.
Lubricate motors and bearings
2.
Check fan belts and adjust tension, if needed
3.
Lubricate moving parts (access doors & O/A dampers)
4
Check evaporator temperatures
5.
Check leaving air temperature and relative humidity
6.
Connect gauges and check operating pressures
7.
Record discharge and suction lines pressures
8.
Adjust super heat & sub-cooling (Temperature differential)
9.
Check hot gas Reheat system
10.
Check for signs of refrigerant leaks
11.
Check all solenoid valves
12.
Check all sensors and recalibrate, if needed
13.
Check wiring & connections
14.
Check contactors and motor start protection (overload protection)
15.
Check all motor amperage draws
16.
Visually inspect compressor and check amp draw
17.
Check and flush condensate drain
18.
Supply and place biocide tablets in condensate pans
19.
Check sequence of operation
